What will the fees be for my double storey extension plans?

Council application fees vary from Council to Council and are charged separately to our fees. |
If your extension requires any further local authority reports, such as a flood risk assessment, tree survey, structural calculations etc; then these are charged separately to our design fees. |

Why are your fees less than I have been quoted by a local Architect?
We deliberately keep our overheads low, we don't employ a secretary or have a glass fronted office in a city centre.
We pass these cost savings back to you in our prices. We also use the latest Cad (computer-aided-design) programs to produce our quality plans and to help save us time.
Will I need Planning Permission for my double storey extension?
Yes, a double storey extension will require Planning Permission. We will take care of all aspects of the Planning Permission on your behalf.
Will I require Building Regulations Approval for my double storey extension?
Yes, Building Regulations Approval will be required. We will produce the plans for you, and submit them to your Local Authority for a full Building Regulation Approval.

Do You fill out the Local Authority Application forms and submit the application to the Local Authority?
Yes, we do all the hard work - so you don't have too. We submit your applications to your Local Authority and act as agent until the approvals arrive.
Do you charge for amendments to the plans if the Local Authority want our extension amending?
No, we do not charge for this. We don't think its fair that you should be charged extra for something you don't have any control over. We will amend your plans free of charge.
How many sets of plans will I receive?
We provide you with four sets of plans and supply the Local Authority with as many sets as is required for the Planning Permission and Building Regulation Applications.
