What will the fees be for my garage plans?

Council application fees vary from Council to Council and are charged separately to our fees.
If your extension requires any further local authority reports, such as a flood risk assessment, tree survey, structural calculations etc; then these are charged separately to our design fees.
A Planning Permission Application fee is £206.00 from the 1st January 2020.
One day design process:
We are able to offer a one day design process, where we are able to call to your property and design your conservatory planning application at your own home.
This can significantly speed up the design process from several weeks to a single day!
Typical one day design process day:
Turn up to your property and measure up.
|Set up on a desk / table at your property and design your existing property on AutoCAD.
Design up 3 different garage ideas based on the design brief as provided by the client.
|Go through design ideas with the client and pick a design the client likes to progress further.
Section design and agree with the client the final design ready for Planning Permission / Building regulations council applications.
Finish the plans and submit applications to the local authority.
*Cups of tea and chocolate biscuits may be required from the client to help the process along.

Why are your fees less than I have been quoted by a local Architect?
Our design work is done on the latest Autocad systems and we also measure the sites using the latest in laser measurement technology. We are able to save time using these systems and pass that back to you in our fees.
Do you fill out the planning permission and building regulations application forms and submit the application to the local authority?
We fill out all forms and submit the design for you. Planning application forms can be very complicated and we have many years of experience in dealing with planning applications.
Will my garage need planning permission?
We will be able to confirm this in our initial telephone conversation. We will need to look at the measurements and heights of your proposed garage and make an assessment. We will also look at how close the proposal is the your properties boundaries.
The Planning Portal has some good information about this. We would always advise you confirm in writing with your local planning department if you think that your garage does not need planning permission.
Do you charge for amendments to the plans if the local authority want our garage design changing?
We will not charge you for an amendment that the local authority wants. This is out of your control so we will make amendments to your drawings within our fee.
Can you design a retrospective planning permission application for my garage?
We can provide a design for a retrospective planning application for your garage. We would need to measure the land where the garage is placed and complete your "as built" design. This will then need to be submitted with a completed application for to your local authority.
Do you charge different prices for a single garage compared to a double garage?
Both are the same price. It takes just as long to visit the site and measure up to produce the plans and deal with the local council for a single garage as it does with a double garage.
What about if the garage is attached to my property?
We still charge the same fee. We don't mind if your garage is a single, double or attached to the house, or if the garage is detached.
How many sets of plans will I receive?
We provide you with 4 sets of plans and supply the local authority with as many sets as is required for the planning permission and building regulation applications.
