A garage conversion is one of the most cost effective ways of extending your home, Generally cheaper than a similar sized extension. Most garage conversions are exempt from Planning Permission, but will require a Building Regulation approval.

Garage Conversion FAQs

Why are your fees less than I have been quoted by a local Architect?

We deliberately keep our overheads low, we don't employ a secretary or have a glass fronted office in a city centre. We pass these cost savings back to you in our prices. We also use the latest Cad (computer-aided-design) programs to produce our quality plans and to help save us time.

 

Will I require Planning Permission for my garage conversion?

Probably not, over 90% of garage conversions do not require Planning Permission, this type of work is classed as internal and does not involve enlarging the building. The 10% or so that do require Planning Permission are in conservation areas, listed buildings or the building has restrictive covenants.

 

Will I require Building Regulations Approval for my garage conversion?

Yes, Building Regulations Approval will be required. We will produce the plans for you and submit them to your Local Authority for a full Building Regulation Approval.

We would advise you to be careful with Building Notice Applications, this is where a builder constructs your garage conversion without a set of approved plans. If you don't like your garage conversion after its been built or the Building Inspector finds a problem, it can prove very expensive to change.

 

What happens if the garage conversion Building Regulations Application gets rejected?

It wont, we guarantee a Building Regulations Approval.

Do You fill out the Local Authority Application forms and submit the application to the Local Authority?

Yes, we do all the hard work - so you don't have too. We submit your applications to your Local Authority and act as agent until the approvals arrive.

 

Do you charge for amendments to the plans if the Local Authority want our Garage Conversion changing?

No, we do not charge for this. We don't think its fair that you should be charged extra for something you don't have any control over. We will amend your plans free of charge.

 

How many sets of plans will I receive?

We provide you with four sets of plans and supply the Local Authority with as many sets as is required for the Planning Permission and Building Regulation Applications.
