WHY ARE YOUR FEES LESS THAN I HAVE BEEN QUOTED BY A LOCAL ARCHITECT?

We're very efficient at what we do. We use the latest laser measurement technology on site to measure your property. We design our plans using the latest design software on the market. We are then able to pass these savings back to you within our fees.

How good are your garage conversion plans and specification?

We work with several national Garage Conversion companies. They use us for our plans on a project, by project basis. Our plans are extremely detailed so that a professional builder is able to complete your loft conversion and make a good job. Our loft conversion plans comply to all Planning & Building Regulations rules and laws. You will receive a full Planning Permission Approval (If required) and a full Plans Building Regulation with our drawings.

Will I NEED planning permission for my garage conversion?

Over 70% of garage conversions will not require planning permission. This type of work is classed as internal and does not involve enlarging the building. The 30% that do require planning permission are in conservation areas, listed buildings or the building / estate has restrictive covenants.

*Often Permitted development rights have often been removed on new housing estates up to 10 years old. If you live in a new estate it might be worth a phone call to the local planning department to see if your permitted development rights have been removed.

Will I NEED building regulations approval for my garage conversion?

Building regulations approval will be required on all garage conversions. We will produce the plans for you and submit them to your local authority for a full building regulation approval.

We would advise you to be careful with building notice applications. This is where a builder constructs your garage conversion without a set of approved plans. If you don't like your garage conversion after its been built or the building Inspector finds a problem, it can prove very expensive to change.

Do you charge any more for a double garage conversion?

No. It takes us the same amount of time to design a single or double garage conversion, so our design fees are the same.

Do You fill out the local authority application forms and submit the application to the local authority?

Yes. We fill out all forms and apply to the local authority approvals.

What happens if the garage conversion building regulations application gets rejected?

We guarantee a building regulations approval or we will give you a full refund for the plans.

SHOULD WE USE a solid floor or suspended floor IN THE GARAGE CONVERSION?

We would assess on site the feasibility of both flooring systems.

Suspended floors are often installed where the internal floor level of the property is quite high and we want to match over the floor heights.

We would recommend a standard solid floor if you have a standard 150mm finished floor to outside ground level.

How many sets of plans will I receive?

We provide you with 4 sets of A1 paper plans and a PDF digital set for your own records.

We submit the planning application on the planning portal as this saves several days over postal applications.
