WHY ARE YOUR FEES LESS THAN I HAVE BEEN QUOTED BY A LOCAL ARCHITECT?

We're very efficient at what we do. We use the latest laser measurement technology on site to measure your property. We design our plans using the latest design software on the market. We are then able to pass these savings back to you within our fees.

Will I need planning permission for my double storey extension?

Yes, a double storey extension will require planning permission. We will take care of all aspects of the planning permission on your behalf, such as filling in all application forms and submitting the design to the council.

The Planning Portal is a good place to read about planning permission for your proposed two storey extension.

We will confirm all permissions needed by the planning department, building control and water authority in our site meeting. We will also provide a breakdown of all applications costs involved in your project.


Will I require building regulations approval for my double storey extension?

Yes, a building regulations approval will be required. We will produce the plans for you and submit them to your local authority for a full building regulation approval.

Do you fill out the local authority application forms and submit the application to the local authority?

We fill in all forms and act as the planning agent from submission until the decision. The application will be viewable on the local authority website so you can keep tabs on local comments and input on the application. You will also be able to see the final dates for the planning decision.

How good are the plans you provide?

Most of our clients are in fact builders. They pass our details to homeowners who are looking to have an extension built. We regularly get calls from builders who have used our plans in the past for new extension projects.

Do you charge for amendments to the plans if the local authority want our extension plans amending?

No, we do not charge for council amendments. You have no control over this, so we don't think its fair that you should be charged extra for something you don't have any control over. We will amend your plans free of charge.

How many sets of plans will I receive?

We provide you with four sets of paper plans and supply the local authority with as many sets as is required for the planning permission and building regulation applications. We will also provide you with a set of PDF plans should you wish to view the plans on a pad / computer or print your own copies.
