Since the Planning Permission Rules were relaxed on October 1st 2008, many single storey extensions now don't require Planning Permission, up to a certain size and dependant upon the type of house.

The Planning Portal is a good resource for finding out if your proposal needs planning permission. We will also be able to confirm the permissions needed on site, once we have a basic design done for the extension.
We would advise that if you are unsure if you need planning permission approval you put in an application for a Lawful Development Certificate (L.D.C.)
This certificate will legalise your extension and will prevent any future problems in proving that your extension is exempt from planning permission. This can save future problems when attempting to sell the property.
