Planning permission for front extension?
Hi all, just after a bit of advice on a potential extension. Want to build out where the veranda thing is on our house. This has been there for 20 years, we renewed it last year. The houses were previously back to backs so technically this would be the front elevation, we do have a side door and a back door. Just waiting for my architect to come have a look but said it’s a potential no as it’s a front elevation. It’s about 3m out from the front of the house, where the plastic panels are now. Want to replace it with proper brick built, ground level only, with skylight windows in the roof and bifold doors on the front. We’re obviously end of terrace with no other extensions on our row of 4.

I asked the architect yesterday, I’m just after other opinions as he said as it’s front elevation we might not get it.

You will need to get local authorityplanning permission for any single storey extension frontal changes, even if it was to remove garage door and replace with a window. Especially seen as its already been extended.

Depends on lots of factors mainly your councils policy. Our council insist on the opposite way so the extension set back slightly to define the difference between the extension and origins house.

Your local authority will have guidance for house extensions, showing what they allow and what they will not. Here in Wales it's a big no for extensions forward of the main front wall except a porch.
